Selling Your Home
If you wish to sell your home, you can at any time, either through Noble Lakeside Park Management or privately. You may choose to gift your home to your estate. Your beneficiaries can reside in the community if they meet the criteria, or they simply sell the house. All the capital gain (less commission) is retained by you.
Rental Assistance
Rental Assistance towards payment on the Site Rental Fee is available to seniors who are entitled to benefits from Centrelink or Veterans Affairs.
Site Rental
Noble Lakeside Park Kingscliff Site Rental per week $213.00 Less Pensioner Rebate (if applicable).
* Site fees are payable fortnightly in advance by direct credit for your convenience.
Will the Site Rental increase
Yes, the site fees are increased annually. You should carefully read the terms and conditions of the site agreement which will specify the amount and method of the site fee increase
Entitlements
Your local Centrelink office can confirm your entitlement. Contact your case officer to confirm Veteran’s Affairs entitlements.
What restrictions are there to having someone else live in the house?
Community management’s consent in writing is required.
What about overnight or short stay guests?
Prior consent of short stay guests required. No restrictions for overnighters.
How about car parking?
Residents’ have their own carport or garage. Resident’s visitors can park in the designated Visitor Parking areas
May I have pets?
One small dog or cat is permitted at managements discretion. Subject to resident complying with Noble Lakeside Park Rules
What can the residents put on the site besides their house, e.g. garden shed. awnings, fences, etc
This is subject to the prior written consent from Noble Lakeside Park management and local authority approval if required.
Is there any restriction on the type of house allowed?
Only homes built by Baclon Pty Ltd are allowed.
If Noble Lakeside Park is sold what protection does the resident have against a loss of rights?
Your lease is continual and security of tenure is fully protected under the Residential Parks Act 1998 & Regulations 1999.
Are residents liable for any additional or extraordinary charges?
No, other than house insurance, their own power, phone, home and contents insurance, home maintenance and excess water. However, additional extraordinary charges may be required if determined by management or a government authority, at a future date. All such charges shall be presented to residents in writing to justify the additional charge.
What facilities are there available for delivery of mail to Noble Lakeside Park residents?
Mail boxes are installed at the entrance of the Park near the Park Office.
Are there any restrictions on the resident on the sale of his/her home? If a commission is payable for a sale on-site, what is the amount of the commission, or the basis for it's determination?
The proposed purchaser of the sale of a home from the resident must be approved in writing by Noble Lakeside Park management. Such consent shall not be unreasonably withheld. Agents commission is payable for sale on-site and at the present time the commission is $5,000 (plus G.S.T.). If the resident sells his/her house privately, no commission will apply.
Are there any restrictions of the use of common facilities?
Yes. Management rules apply with regard to the hours the facilities are available and generally as to their use and restriction, as a safeguard for all residents
